Down to the Wire....

We are exactly 4 days away from closing on our house, and things just got a little crazy. On Friday our realtor found out (and told us) that the two disconnected radiators on the second floor are cracked (so that's why they were disconnected....). New radiators aren't exactly cheap. After contemplating for the weekend and reviewing the language of the addendum we submitted to the seller, asking them to "evaluate and repair the boiler and water system" I called our realtors back and told him we wanted to ask the sellers to replace the cracked radiators.

He called back five minutes later and said he just got off the phone with the listing agent, and the boiler failed certification. Meaning, it needs to be replaced (it's leaking carbon monoxide. sweet). Ok, radiators may not be cheap, but boilers are down right ridiculously expensive. We're submitting another addendum to the sellers now, asking them to pay a dollar amount towards replacing the boiler. Because honestly, that's not in the budget. At all.

On top of that, the City of St. Paul came out on April 1 and did a code inspection, listing everything we need to do to re-occupy a vacant building. Yeah, it's three pages of single-spaced, one line items. Most of it we knew from the inspection and were already planning on dealing with. Some things, like "totally rebuilding" the back of the garage....not so much. Right now we don't know how long we have to get everything up to code. We'll find out tomorrow. Because again, some of this stuff is just not feasibly in the budget.

So, please please please be praying for us! We are so excited about this house, and about owning a house, and we're even excited to take on the challenges of remodeling/refurbishing an old house. But this has us a little worried and unsure of what we're getting ourselves into. So, please pray for understanding and genorosity from the selling bank and patience and wisdom for us.

  2. I will be praying also. If you have peace in the end that God has this house for you, I say rest on that. You have lots of people that can help you fix what needs to be fixed. And Nick can do it!!

  3. Also, MAKE THE BANK PAY. There are many, many houses (I just looked at Edina Realty)in that sane area up for sale. Make sure the bank wants to sell more than you want to buy. You will never say I paid to little for my first house but you may say I paid to much to get into my first house.
